Mortgage & Registration

Buying with bank financing in Ajman is a two-stage path: the bank approves your mortgage, then the mortgage is registered with the Department of Land & Real Estate Regulation and recorded on the Ownership Memorandum. We accompany you through both stages — from pre-approval to official registration.

We are an independent broker — not a bank and not a government entity. Financing terms are set by the bank alone, and registration fees by the official entity. Our role is to prepare your file precisely, coordinate between bank and department, and confirm every figure from its official source before you pay or sign.

Process Timeline

Process Timeline

  1. Eligibility

We review your financing position and accompany you to a bank pre-approval — before you commit to a specific property.

  2. Valuation

The bank arranges a valuation through an approved valuer; we follow up the appointment and the report until it is issued — the valuation fee is set by the bank and confirmed beforehand.

  3. Final offer

We go through the financing offer and final approval letter with you. Terms and rates are set by the bank alone — our role is that you understand every clause before signing.

  4. Notarisation

The transaction is notarised with the competent entity — notarisation is the start of the official ownership-transfer path: notarisation, then Ownership Memorandum, then registration.

  5. Mortgage registration

We complete the mortgage registration with the Department of Land & Real Estate Regulation so it is recorded on the Ownership Memorandum — the registration fee is confirmed with the official entity before your appointment.

  6. Handover

We hand you your official papers and walk you through what comes next: instalments with the bank, and mortgage release once fully repaid.

FAQ

FAQ

What is the interest rate on a mortgage?

We do not quote rates because the bank alone sets them, and they vary with your profile, the financing type, and its term. We help you compare several bank offers, and the rates are confirmed directly with the bank before signing.

How much is the mortgage registration fee in Ajman?

The mortgage registration fee is confirmed with the Department of Land & Real Estate Regulation before your appointment — we do not quote unverified figures. The sale registration service fee is published on ajman.ae: minimum AED 2,500 or 2% for UAE/GCC nationals, and AED 3,000 or 3% for non-nationals.

Can a non-resident get a mortgage in Ajman?

Some banks finance non-residents under stricter conditions; the decision rests with the bank alone based on your profile and the property's type and area. We check the options available for your case before any commitment.

What happens once the mortgage is fully repaid?

The bank issues a release (clearance) letter, then we accompany you to remove the mortgage record from the Ownership Memorandum at the department — the fee for this step is confirmed with the official entity before your appointment.

Does buying with financing qualify me for a golden visa?

The federal threshold for the property golden visa is AED 2,000,000 in property value per the federal ICP; how mortgaged property is treated is subject to detailed conditions confirmed through official channels for your case. We do not guarantee an outcome; we accompany you through the procedure.

Start your property financing with clarity — we review your eligibility, coordinate with bank and department, and confirm every fee from its official source before any commitment.
