Most sources state that the ownership transfer fee in Ajman is around 2% of the property value, paid to the Land Department and usually split equally between the seller and buyer. But one source cites 4% in total, at 2% on each party. On a property worth one million dirhams, the difference is a full 20,000 dirhams — so we don't rely on any rate as final before verifying the current official schedule with the Land Department in Ajman, and we confirm the figure for our clients in every deal before signing.
